SETTING THE SCENE

Penpol is a charming creekside village on the north shore of Restronguet Creek just five miles south of Truro.

Popular with water sports lovers, Restronguet Creek offers easy access to the Fal Estuary's sailing waters with a public quay a short walk from the house. Amenities in nearby Devoran include a doctors’ surgery, village hall, highly regarded primary school, church, chapel and the popular Old Quay Inn pub.

There is a village shop in Carnon Downs (1.5 miles), while Truro offers extensive shopping, a mainline station to London, and a range of restaurants, bars, and year-round entertainment at the Hall for Cornwall. Golf is available in Truro and Falmouth, with the historic port of Falmouth about eight miles away. The area enjoys access to not only boating and sailing waters but also to excellent countryside walks, numerous bridle paths and the excellent Bissoe Trail, an 11 mile cycle path that starts at Devoran and finishes on the north coast at Portreath.

HISTORY

Restronguet Creek resembles an inland tidal lake, where twice each day the tide draws seawater from the Carrick Roads through a narrow gap called the 'gut', by the landmark thatched Pandora Inn. During the 18th and 19th centuries, the creek was an important industrial waterway, navigable by ships of considerable size, which brought pit props from Norway and Wales for the tin mines of mid-Cornwall; coal from Wales for the smelting works at Point, for the railway and mine engines and for people's homes; lime to slake the acid soil on surrounding farmland; and transported copper ore, which had been brought down the Carnon Valley by the Redruth and Chacewater railway. Indeed, for a period in the 1800's, it is said Devoran was the busiest port in England after London.

Today the Creek is recognised for its beauty, its wildlife and its industrial heritage. Each summer, the Point & Penpol Village Regatta takes place attracting a great variety of sailing craft which make for a colourful spectacle as they race around the creek.

Minerva is the spectacular result of an exceptional design and rebuild by RIBA architect Ben White, completed in 2021

The house sits in an elevated position which affords wonderful views down over Restronguet Creek towards the Pandora Inn. A private drive leads up to the garage and a generous parking from the quiet road that winds along the creek from Point through Penpol to Devoran.

As part of the rebuild the house has been seamlessly re-engineered for the 21st century, incorporating such features as automated blinds, remote managed heating and CCTV, underfloor heating with air source heat pump, a 7kw EV charger, and all rooms wired for TV and in-room wifi.

The covered entrance at lower-ground floor level leads to a wide staircase up to the main living areas, but also gives access either side to an en suite bedroom and a spacious office/gym/playroom.

The upper ground floor is dominated by a simply stunning kitchen-dining room with vaulted ceiling, which links in to the sitting room and also opens out on to a wide terrace, which takes full advantage of the elevated setting and creek views.

The Treyone bespoke fitted kitchen with Dekton worktop and lighting by Tom Raffield over incorporates a full range of integrated Neff appliances including Fisher & Paykel fridge/freezer, induction hob, combination oven, hot tap, twin dishwashers, warming drawer and a Caple wine fridge.

A superb main bedroom suite also lies at the front of the house, with en suite bathroom, dressing area and doors out to a balcony to enjoy the creek views.

There are two further bedrooms on the upper ground floor, plus a spacious laundry/utility room(with Miele washer and dryer) which has access out to the sheltered side courtyard

STEP OUTSIDE

Minerva is fortunate to have an exceptionally private and well-planted terraced garden at the rear of the house, which also enjoys a sunny southerly aspect. The gardens were designed and planted by Sam Ovens, who has won multiple RHS medals including a Silver at the Chelsea Flower Show and a Gold at Chatsworth and include a wood-fired hot tub, outdoor kitchen by Mena Woodwork with Big Green Egg BBQ oven, an out side 'warm' shower and greenhouse.
