SETTING THE SCENE
For the sailing enthusiast, the handful of residential properties in Mylor Churchtown are a dream come true, enjoying the most beautiful position around the historic church and harbour at the mouth of Mylor Creek and one and a half miles by water from Falmouth Harbour. Mylor Yacht Harbour has developed an enviable reputation as one of the finest locations for yachting and water sports on the south coast of England with its yacht marina, deep-water, swinging moorings, slipway, chandlers, riggers and sailing school. It also has two cafes/restaurants and is home to Mylor Yacht Club and Restronguet Sailing Club.
At the head of Mylor Creek, Mylor Bridge is a thriving community. It has retained a wide range of amenities including primary school, newsagents and Post Office, well stocked village stores butchers, and The Lemon Arms public house. There is a beautiful walk around the shoreline to the village of Flushing from where a passenger ferry service operates to the port and university town of Falmouth across the water.
HISTORY
The earliest recording of a house at Lawithick was in 1227 when it was thought that it had been built to meet the accommodation needs of the builders for the beautiful St Mylor Parish church opposite. It then became a farm and there are leases from the time of George III held in the Cornwall Records Office (Kresen Kernow) in Redruth.
In the 1830s it was an inn called the Clinton Arms, which was closed down by a 19th century vicar, the Rev Hoblyn, because more people were worshipping Bacchus than God!
In 1931, Mr and Mrs Curnow moved into the house and farmed six fields beyond the church. When the slump came between the wars they opened a tea room in the front garden. In 1943, a party of about 25 US Navy personnel arrived and lived in two Nissan huts in the orchard and on the other side of the lane. Their assignment was to repair landing craft on the slip in readiness for the departure on D-Day.
Latterly, it was owned by Vice-Admiral Sir James Jungius KBE who was the Supreme Allied Commander Atlantic at Nato from 1975 to 1977.
THE TOUR
The main house sits pretty at the centre of grounds, tucked behind a private gated entrance with its charming chalky white facade. Beautifully designed with natural tactile materials throughout, the interiors are decorated in neutral tones with exposed beams, sisal carpets and large timber-framed windows that flood the rooms with soft natural light.
A characterful entrance hall creates a warm welcome and sets the tone for the beautiful interiors and peaceful, cosy ambience that is to come. Branching out to a series of spacious, light living spaces, there is a bespoke kitchen, utility and pantry at one end of the house, and at the other, an impossibly attractive sitting room flows out to a study and dining room at either side. Upstairs there is a generous galley landing and three bedrooms, each with their own bathroom, as well as an accompanying dressing room in the principal suite. Outside there is a converted two bedroomed barn that has been exceptionally well-finished, offering wonderfully versatile accommodation and great letting potential if desired.
STEP OUTSIDE
The gardens are a major feature of this charming home, wrapping the house in generous areas of lawns, mature shrubs, a delightful flower garden and orchard. Drenched in golden light in the later hours of the day, the gardens provide total seclusion from the lane and neighbouring properties, with dense herbaceous borders stocked with Camelias, Mimosas, Ericas, Rhododendrons and Mahonia, forming the boundary and cocooning the house in privacy.
A large courtyard terrace positioned at the heart of the grounds creates the perfect pavilion for summer lunches and al fresco dining and there are additional pretty garden outbuildings areas to enjoy a glass or evening meal too. The private drive provides ample parking and there is large double garage and a quaint workshop - so plenty of room for family projects, hobbies and pursuits.
SERVICES
Mains water and electricity, private drainage and oil fired central heating and part underfloor heating. Hot water can in heated from the solar panels in the summer months. In addition, the house is fitted with heat recovery and ventilation units and integrated dehumidifiers
